Structural change in how space is used has separated buildings that will hold occupancy from buildings that will not, and the difference is not explained by vintage alone — it is location, floorplate, amenity, parking, and the quality of the covenant on the lease.
We approach office selectively and prefer committed demand: build-to-suit for a specific occupier, medical and professional office with sticky tenancy, or adaptive reuse where the basis supports a repositioning. We are not interested in speculative office supply that requires a market recovery to underwrite.
