A build-to-suit is an operating decision before it is a real estate decision. The building has to serve a process — throughput, clear height, power, clean space, staffing, expansion — and the deal structure has to sit correctly against how the occupier wants to hold it.

We take a requirement from site selection through delivery as a single accountable party: we find and entitle the land, structure the transaction, carry the capital, and build it. Occupiers deal with the developer who owns the outcome rather than coordinating between a broker, a landlord, a developer, and a contractor who each hold one piece.

The building has to serve the operation. Everything else in the deal follows from that.
