We manage our own construction rather than handing the site to a general contractor and hoping the budget holds. That means we build and maintain the bid list, we hold the trade relationships, and we carry the schedule risk with our partners rather than transferring it and losing visibility.
Our prequalification is deliberately demanding. A trade partner joins our bid lists on the strength of its safety record, bonding and insurance capacity, financial standing, and demonstrated performance on comparable scope — not on price alone. Low bids that cannot be delivered are the most expensive bids on a project.
